Churchill Way and Adam Street

The following Echo article gives more details on these schemes:

It provides more detail that we've had to date - are there further documents available on the council website that we're not aware of or do they get info off the council (it says the developers were unavailable to comment).

Anyway both seem sizeable developments. Here are the descriptions from the articles:

"Ivor Holdings has submitted an outline application for the Churchill Way site currently housing offices, shops, a pub and a car park. It wants to build 155 private apartments, a hotel, offices and shops with an atrium entrance."
It seems they'll be demolishing the David Street Car Park, and the old Rapport building. Its pretty big, unfortunately no mention of height, but I like the sound of "atrium entrance" if its done properly with good glazing.

The second scheme is described thus:
"This would be developed in two phases, with new buildings up to 20 storeys high. It would include hundreds of student apartments, shops or bars and restaurants, and a 200-bed hotel with conference facilities and offices."

This seems significantly bigger than the first scheme proposed by the SD2 developers - although now theres no car park in the scheme. I'd hope for a couple of shops, and a couple of bar-cum-restaurants, given its location. I also hope this development has a significantly improved bridge over the railway into the proposed Tyndall Street development. It could be a great link from the eastern side of the city centre to the Atlantic Wharf area.

The Churchill Way proposals sound very interesting. Personally, I would like to see something along the lines of the Mailbox development in Birmingham which is a true mixed use scheme:

Both developments sound very positive. The city centre is really starting to grow outwards. It's also nice to see more homes being created in the city centre.

A link to the Tyndall Street development would be a good idea...it would also be nice to see something happening with that. Does anybody have any news on it ?

No doubt I will get shouted at for saying this, but I quite like the old Rapport building. A bit of a tidy and it could look good! And add a bit of age to an area that could start to look too new...

But if the design for the new build is good then i'll support it...

I quite like the Rapport building. I think it's a bit of a mongrel with the rear being a victorian warehouse type building and the front being classic 50/60's. I'll be sad to see Traders Tavern aka the Panorama go as well.

Having said that this area needs perking up a bit and if the replacement is good quality, mixed use (and better than the renders for the awful Marcol Court proposed a few years ago) I won't be chaining myself to the bulldozers. I wouldn't be too concerned about that part of town being too new - Charles St, Churchill Way are adjacent and Guidlford Crescent is across the way. Perhaps it may persuade Ibis to give the hotel a makeover.

I would have thought Ivor Holdings would be seeking planning with a view to passing it on to a developer as in the case of the proposed Tyndall St development.

I've noticed that Paul has added something to the development page news section regarding both these developments. Does anyone know where the picture has come from so that I can have a closer look ? Is it the original proposals that some of you on the forum have been talking about or new pictures ?

I hope the Vulcan can be moved to St Fagans - something rumoured about for years. My worry would be that such an idea would be ruled out because dismantling it for that purpose would take too long for a future developer to stomach.

Would be brilliant if the Vulcan went to St Fagans, it would complete the original idea of the museum of having a pub. It's not in any major way of the future developments there, so hopefully the developers can bare with it.

The picture on the front page was in the Echo today - it's the Churchill Way development. It looks like a fairly basic massing model more than anything - I hope so anyway! Although, even if it was the pile of shoeboxes suggested in the picture, it would be better than that last Marcol Court proposal which was truly, depressingly unambitious.

All removals to St Fagan's are subject to the demands on the permanently building team there, because they do it all. There aren't many of them and they have to fit in systematic and occasional maintenance of all the other 40 or so buildings on site. A pub is a big undertaking but nothing like as demanding as the magnificent Llandeilo Talybont Church moved from Pontardulais.As far as I know they're preoccupied with the next two acquisitions - a police station from Taff's Well and a Tudor Merchant's house from Haverfordwest. It'll be years before they can add a pub, I would think.

A planning app was submitted in January for a pretty tall, and very attractive (in my opinion) set of towers on the current site of the blessed Vulcan pub on Adam street.

I can't recall this being discussed on here or on SkyscraperCity..have we missed it, or am I going mad?!

Still can't find it.

I share the views on Ivor House; just seems like a bit of old(er) Cardiff going ( like the bus station buildng).

Great shame about the Vulcan.I've always had mixed feelings about St Fagans. Isn't there really something nafff about ripping up historic buildings from their original site (with all the traditions and associations there )and plonking them into what is....er.....really...just a theme park.Especially when what replaces them is ( not always, but often) identikit tat, or a road scheme or something.

I remember reading the planning apps. on this thread back in January but have seen nothing since on the Adam Street or Churchill Way schemes.

On Skyscrapercity forum the same image for Adam St. is in the Cardiff - Full Summary of projects thread as part of the very first post. However, this post is from 2006 and it was three towers of 11, 13 and 13 storeys...doesn't sound as grand as what you seem to be describing.

On Skyscrapernews.com the only thing under Adam Street is the the same images as the forum.

19 storey...two slim, slender white towers, with what looks like offices on the ground-fifth floors. Significantly taller than Ty pont Haern.

Best looking tower proposals that I have seen for Cardiff IMO.

Well, once an application has been submitted this stuff is theoretically in the public domain, so with James’ permission I’d be happy to post them later if someone can remind me how to post pics on this forum. I don't THINK I can lose my job for that...

In description – substantial podium, two towers 20+ storeys, white but with what looks like Atrium style cladding rather than render. Both slender – a little bulkier than Radisson. Balconies all the way up, smallish windows but laid out in an interesting way.

Its been listed as "delegated" decision - which I think unlikely. I understand the desire to reduce car dependency, partly with the stick of providing fewer spaces in developments, but 35 spaces for 128 residential units and a 60 bed nursing home seems rather low, even if much of the accomodation is targeted at the elderly as seems likely to be the case. I would suggest rather more parking is needed when you take account of visitors, staff etc.

Loosemores tend to specialise in 'trendy' apartments. They are behind a couple of ultra medoern developments in Pontcanna and are behind the proposed development in Bute St on the site of Dixie cabs. I'd be very suprised if they were moving into homes for the elderly.

St Winifreds used to be a Catholic care home and is housed in what is a very nice 1930's brick building but has been empty for a good few years now. Thats where the confusion may be. Also Loosemores seems to be interested in smaller, niche developments so I'd be suprised if they were putting together something that big. Agree that the car parking is inadequate but I'm sure I've read that residential developments in Cardiff must have a certain ratio of car parking spaces to units. Even if this is incorrect I couldn't see the planning officer allowing this through given that it would ultimately lead to parking in nearby overcrowded streets. Perhaps there has been a mistake and it's 56 units rather than 126?

Jantra, I've gone from where the link takes you to the Planning Committee link, from there to '16 April 2008' and then take the second link to 'Schedule of planning applications' which should open up a PDF file.

On the page with the final link, if you copy the URL into another explorer window it takes you right back to the start again which is weird. I just think the link is dodgy.

Yep, pretty impressive. Unless it gets put on hold due to the credit crunch or stagnating property market, I think this is likely to face very few hurdles. I mean the area of town it's in is hardly attractive in the historic sense, it's relatively under used considering its location in the city centre and theres very few people living around there apart from in the high rises on Bute Terrace. And given its neighbour is Ty Pont Haern, I doubt the students are going to kick up a fuss about light deprivation and wind tunnels. Roll on the great skyscraper race! That's what it'll hopefully turn out to be with this, Harlech Court, Capitol Centre, Seren, Havannah Quay, Cambrian Marina and Bay Pointe.

They may not be much above 20 storeys but I really like the designs. I particularly like the last shot looking towards the other tall buildings in the area. Also, looking down Churchill Way is good. Someone email skyscrapernews to get them on there !

As Paul said, all they have to do now is start building. Still, it says alot that we even have all these proposed projects.

It worries me that the number 163 bus to penarth runs down adam street so we can therefore expect plenty of opposition to these developments!!!!

I think that if the Rapport and Adam Street developments really come to be, then there will be a sizable area of tallish buildings from the Marriot all the way to Newport Road and if the Glass Needle is also brought on-line, then that area will be quite large, looking towards Cardiff from Penarth, the Bute Terrace buildings are already quite prominent. Talking of views, I think these developments along with whatever happens in the Sports village, will impact on the view of the city as seen from the Somerset coast. At the minute, you need to go to the end of Weston pier, stick a coin in the telescope to be able to see any structures in Cardiff, unless its sort of early evening when its dark enough for the building lights to be on and early enough for the buildings to be populated. I would have loved to have seen the ISV buidlings constructed to full height, from Weston they would have appeared to be just poking above Penarth Head, wonderful!!

Still, we have to live with what we've got I suppose and I'm still very optimistic that Cardiff is going in the right direction. Now when the ISV towers are built, where do I park me combine harvester?

Renders look good. I can see the recently built TA centre being demolised in a few years as skyscrapers creep east!
Why do they all have to be built together, I know it gives bulk and all that. IMO they only look impressive when there is contrast. Developers/Planner all want to be safe.
I stayed in Melbourne a few years ago, my excitment at being on the 24th floor was deminished when the view all round were other 24th floor windows

I doubt the TA centre will be gone very soon. Look at the render, there's still half the Adam Street car park left to build on, and if the proposal for that bit of land is the same scale as this one there could be rediculous numbers of flats on Adam Street.
