Roath Basin
Vague message: A large yellow 'crane type/drilling thing' has appeared this morning on Roath Basin (on the fenced off land across from the Norwegian Church). I can only presume that some redevelopment work is starting there... |

glad to see the news about the waterbus commuter service and the opening of the Mermaid Quay to Barrage walkway/cycle way, although haven't seen any evidence of work on this. |

Let's hope it's all part of the Igloo run development. With all the talk about Havannah Quay, Cardiff Waterside, Bay Pointe, St. Davids 2 etc. there's been very little talk about this for a while. Is it really happening ? The information in the link below has been around for quite a while with next to no news since. It would be great to see the 1,000,000 sq foot of commercial space start happening as well as the 1,000 proposed new homes but with all the other commercial and residential activity proposed or currently being developed in the city is this actually feasible ? Was down the bay yesterday, and there seems to be some activity around Roath Basin. The little cottage/building opposite the tube was all wrapped up and theres other signs of progress going on. |

I hope you are right. It would be nice to see what they are starting with first as this is a very big mixed use development. It would be nice to see some more detailed designs of it if they are starting. Perhaps with part of it being funded by the WAG they may be starting with a technium building ? |

Presumably the new foot and cycle bridge connecting the Britannia Park area to the other side of the basin will be the first project. Well it was always intended to be anyway, otherwise the Bay walk could not be completed. Maybe that crane/drill has started boring the foundations? |

Was also down there on Sunday, I thought it looked like the plinths for a new bridge being built behind the fencing. The bridge is probably already built and sitting in some steel fabricators somewhere. In the dead of night in a week of two, it will just appear. Come to think of it as I'm typing, there is a white marquee on the land opposite roath basin with lots of steel frames in it?? |

I was told ages ago that the marquee was something to do with a boat. Also, the yellow crane thing that I reported at the start of this thread didn't seem to be there when I walked past in the way home! |

I noticed today that a bridge has actually been installed. Maybe that's what that crane thing was doing when I walked past a week ago. The bridge looks very erm functional! I hope that it is a temporary structure. It does not look like the Studio Bednarski bridge which we are supposed to be having. Cardiff & Co are at MIPIM 2008 in France this week with Igloo homes as per their website. We should see some press coverage of their plans for Roath Basin at some point this week hopefully. I hope we'll see some decent plans and renders. |

Still no news on this even though Igloo homes and Cardiff & Co are apparently in Cannes this week. There's plenty of articles on Propertyweek.com regarding MIPIM 2008 for Birmingham, Liverpool, London and some non-UK cities but naff all on Cardiff and in particular Roath Basin just yet. I was kind of hoping that the developers behind Havannah Quay might have appeared at this with Cardiff & Co as well but they are clearly not in a position to be marketing the scheme. |

I sent an email at the end of last week to Igloo Regeneration asking if anything happened at the MIPIM last week. I've just had a reply from their Development Director. See below : Thank you for your email. The Roath Basin project was unveiled to the property industry at the MIPIM Property Conference last Wednesday. Details of our proposals are available on our website (link provided below). The project is in its early stages at the moment, with first occupations planned for late 2010. We are committed to an ongoing programme of community engagement and I would welcome the opportunity to involve you in that process, or answer any specific queries that you may have. |

It's just the Igloo homepage. If you look at the list of projects there's one under the name of Tiger Bay which just shows the same picture of the bridge...sadly no images of any buildings. http://www.igloo.uk.net/ |

drove through the docks the other day, and there's a new tarmac path going from the new bridge to the barrage. It's all fenced off from the docks/roath basin area, but looks pretty finished, so it can't be too long till its open and you can walk from the inner harbour to the barrage |

I'm impressed by Igloo. I've had a reply from their Development Director. He emailed me two powerpoint slides as well which I will try to attach. I'll email them to Paul as well in case I don't work out how to do that properly. Kyle, I attach some unreleased images that have recently been reviewed (and well received) by the Design Commission for Wales. Off-site highways improvements and advanced preparation works are programmed to commence within the next few months, with public realm works starting early 2009 and residential building later in 2009. Okay, so a simple cut and past doesn't work. Can someone send me instructions on how to paste into a post please ? On the news from Igloo, I know they aren't actually starting construction until next year but there is some preparation work to be done I guess, plus by the time they start hopefully we'll be over the housing slump and financial market rubbish that's going on. |

Wizard, forwarded the email I sent on to Paul. The two slides are only masterplan images, but it's better than no update at all which is what we seem to be getting with most other proposed major developments in the city. |

It would be great to see the BBC down there but judging by what their director of development said it's going to be residential first at the end of 2009. Considering that phase 1 is parallel to Adventurer's Quay that's not suprising. Perhaps phase 2 nearer to the waterfront is going to be commercial and include the technium that has been talked about ? Looking at the two gaps there must be at least four phases to this. There's the large amount of land between phases 1 and 2 and then there's the land surrounding the various dry docks parallel to the visitor centre and out towards the bay itself and the barrage. Judging by the masterplan they are being built on as well...kind of perfect for the leisure element of the development after the earlier phases have kicked in I guess. |

It's the other way around - phase 1 is over the Inner Harbour and phase 2 is by Adventurers Quay. If I'm not mistaken, the original plan was to have a 'Gene Park' on the site (it was actually in the middle bit if I recall correctly). I don't know what has become of this 'vision' for the site. |

URBANO, there are three pictures altogether. Wizard has posted the images from the two that show the first two phases. There is also a "masterplan" slide that has the overall scheme with buildings in between phase 1 and 2, plus buildings around the various dry docks towards the visitor centre and barrage. I suspect that these parts may form further phases perhaps ? |

I really hope that the buildings over the dry docks are reserved for food and drink units as the views back to the inner harbour from them could be very very good. I guess they will come last depending on how the rest of the scheme works out. I'll leave it a while probably until the groundworks start, but I think I may email Igloo again in the future to ask about the plans for the later phases. |

Cardiff already has a 'gene park', based at the Heath. It employs ten people, most of whom are mainly based in other organisations. There has been a trend in modern bioscience buildings for eye-catching architecture, but they always require massive external funding and are built in places that already have a large scale bioscience sector. I'm not sure Cardiff has this, beyond the university. I suspect if cardiff were to have a new centre it would be located closer to the uni - co-location of centres, public and private, is another big thing in bioscience buildings right now. A few examples: Centre for Life, Newcastle: ![]() barcelona centre for regenerative medicine: ![]() Institute for cell and molecular science, London: And the biggest by far, the Biopolis in Singapore: I dont think there is the momentum in Cardiff right now to have a largescale new build bioscience centre at Roath Basin, as much as it is a nice idea... |

I had a letter through the post yesterday (I live in Adventurers Quay)stating that a company called Dawnus Ltd were going to start (on 4th Aug I think) the first of a 2 phase programme of works to upgrade and alter the road network entrance to Roath Basin at the back of Adventurers Quay. So finally some work is to commence on the Roath Basin development. |
