I haven't got a scanner...so go out and get a copy of this weeks property mail...it is free at any estate agents...

there are artists impressions of what the roof gardens look like. I kid you not when I first saw them I thought where are they, then I read the bit about Hayes apartments then further down to SD2...

trust me if they end up looking like the artists impressions they will selll very quickly, depressed market or otherwise.

What sort of prices are they?.

Unless they decide to drop the prices I can't see many shifting.
An awful lot of flats in Cardiff were bought as a BTL. With that gone its down to FTBs and down sizers to buy them.
If they are 180K then not a lot of FTBs are going to have 30K deposit and be able to afford repayments. Down sizers? not a very good time to do that either with the falling market.

Don't know what is left?

Some of these flats will be going to footballers/rugby players/top end earners etc.

I'm certain they'll shift. They do look really good.

OK some will sell to the high flyers. Footballers/Rugby players etc.
Haven't these sorts already already bought the penthouse apartments in the bay?
If I were a top earner I would like to live somewhere exclusive not above the Hayes, with the King Cross pub banging out cheesy music till the wee small hours.

I have to agree the penthouse apartments will sell (like to ones near the Coogan spur, The cheap studio apartments will sell, but the bulk the mid range will be difficult to shift. I would love to know what's the service charge. £1000+/PA

the top apartments are about 14 floors above ground, in real money...at that height you don't really notice street level noise...just city noise and buzz

a 1 bedroom is £100k, a 2 bedroom is £200k...have a look at www.hayesapartments.co.uk (or a variation thereof)

I think they are studios, with a bderoom/living space and separate bathroom area (with a kitchen thrown in somewhere).

I understand the studio apartments start at £110,000, the one bedroom apartments are in the region of £135,000 and the two bedroom apartments start at £200,000.

£100K Flat 20K deposit/charges £85K mortgage ~ £500 / Month.

Service charge ~ £75 / Month

Loss of interest on the £20K ~ £100 / Month


Rental:
eg "Fantastic opportunity to rent this Studio Apartment in Strata, Century Wharf, Cardiff (£495 pcm)"

So better location say £550 / Month


Cost: £675

Return £550

Loss £1500 pa
So flat would need to appreciate at 1.5% pa just to stand still.

A friend of mine was thinking of buying a studio flat in the block next to Prospect place. It had been built 3 years and was never lived in. The price was £75K about 20K less than when it was sold (on land registry figures) Most likely sold back to the developer via shell company. Went to view it and it was like a prison cell. I couldn't get over the fact that no one had ever lived there! I managed to talk him out of it.

No matter how nice the appliances/The show room model/The Sales Staff, a studio apartment is not worth £100K If it was, the smarter investor would have snapped them up long ago.

In the long run, house prices should grow by at least 2.5% per annum - the rate of economic growth - and if they average the performance of the 20th century growing by more than this, then the deal may look even better. So 1.5% appreciation wouldn't be a particularly bullish prediction for people looking to keep them unless they believe there is a particular reason why studio apartments will lose their value.

I think the market for studios will be tied into the performance of Cardiff University in keeping its post-grad and post-doc researchers, and in the city in upping its business profile.
